Little drops make the ocean, we are using air conditioners and many home appliances without heed or caution. We don't know by just using them carefully with due diligence we not only save a good amount of money but support the inhabitants living on earth. We are presenting a small example below, just to make you understand how important it is to do proper servicing and preventive maintenance of the air conditioners which are used by us on a 24/7 basis:

Let’s calculate the approximate prices for repairing and maintaining of Air Conditioners:

Free Services: Repairs of Refrigerators, Electrical systems, Plumbing systems, Kitchen Equipment, Home Appliances, Furniture/Carpentry, Tiling, False Ceiling, and Painting (All Materials Shall Be Supplied by Client and Fixed by Us).

N.B.:
- 20% Discount for the Areas in Between 'The Meydan' and 'Dubai South'.
- Minimum Contract Value Starts from AED 800/- Onward.


Standard Terms and Conditions:


1) All the IT and Computer related works, or machinery with Microprocessor other than Air Conditioning equipment, not in our scope, but we will take care of the complete electrical side.

2) Our rates are for Repairs and Maintenance only, any Expansion, Modification, or Making of a New Item, not in our scope if required separate quote shall be submitted.

3) Any Item damaged due to negligence, mishandling, calamity, the act of God, natural deterioration, etc., is not in our scope.

4) Under the Option of Supply of Spare Parts, we shall first repair and re-condition all the major parts such as Compressors, Motors, Blowers, Fan Blades, etc. If in case the parts are beyond repair then only new parts shall be supplied.

5) The supply of equipment bodies such as Outer Panels/Boxes, Base Plates, Condenser Coils, Evaporator Coils, Fins, etc. are not in scope.

6) For 'Option - 1', we shall check and do the servicing three times a Year, for AC and Refrigeration Equipment.

7) For 'Option - 2', monthly servicing shall be given as per requirement. (It will be the prerogative of the Service Engineer to assess and decide).

8) Equipment that is covered under this contract is as per the attached Quotation or the Equipment Tag List (ETL) jointly signed by both parties. Equipment Tag List shall be prepared once the contract is signed. The final quantity shall be as per ETL.

9) Touch-up painting of Wall Paper for the dirty spots or worn-out spots (Area shall not be more than one square foot at each spot)

10) As and when the situation arises Basit shall be allowed to take over the AC or refrigeration equipment to their workshop or service center.

11) Attending to the unit in case of breakdown whenever called upon by the client from 2 PM to 11 PM on Week Days. Preventive Maintenance shall be carried out between 10 AM and Midnight.

12) Maximum 12 Visits shall be given a year including Three AMC Services. AED 100/- shall be Charged for Additional each visit.

13) Maintenance requiring shutdown of the units will be carried out during duty hours (9 to 5 PM).

14) It is the prerogative of Basit to decide the type of services (Dry or Wet) for a particular machine that may require at that time.

15) All the machines must be in running condition before the contract comes into existence. If any unit is nonfunctional, Basit shall submit its separate quote for repairs, which shall be paid in addition to the AMC charges. Once all the units are in working condition then only AMC shall be initiated upon signing of Equipment Tag List (ETL) by both parties.

16) The Maintenance Service Contractor is subject to termination by Basit if any repair work is carried out by a third party without the consent of Basit on the equipment which is contracted.

17) Basit has the option to terminate the maintenance service contract in case of a change of ownership.

18) Basit shall not be liable for breach of non-performance or delays in carrying out any of the obligations mentioned in the contract, due to any unwarranted situation imposed by the Government, any act of God, War condition arising from similar causes beyond the contractor’s control and any kind of consequential damages.

19) The client has the right to terminate this contract with one month's notice, if the contractor fails to perform his obligation under the contract, to the complete satisfaction of the client. Second Party is liable to get 33.33% of Contract Value for each service.

20) Repairs of any equipment shall be at the discretion of Basit only. Only Basit can decide whether the equipment or part is repairable or not. We will adopt an honest approach while deciding the life expectancy of equipment, any equipment beyond repair shall be notified to the Owner.

21) The Agreement shall come into existence only when both parties signed the contract, and payments are made. Two PDCs shall be accepted for the amount of more than five thousand. If the Contract Amount is below five thousand, that shall be in CDCs or Cash only in the name of “M/s. Basit Technical Services LLC”. All the spare part payments shall be made cent percent cash in advance.

22) The ‘Contract Value’ is for the units which are mentioned above, any additional unit, shall be charged separately. Basit has the right to refuse breakdown calls if any payment is pending to be paid to us, all the payments must be paid in advance.


















Exclusions:


1) All the materials and spare parts are supplied by the client and fixed by us for 'Option - 1'.

2) Day to Day Operation and running of the Plant and Equipment.

3) Any alteration of electrical work such as cabling, wiring, and switchgear, etc.

4) Any damage due to outdoor weather conditions such as depletion/damage to condenser coil due to hail storm/rain and rusting etc.

5) Cleaning of grills, diffusers, and ducts, etc.

6) Any other works not specifically mentioned above.

7) Scaffolding/Ladder to be arranged and erected by others.

8) Free Water and Electricity to be provided by the client. The source of water has to be within the limit of 10m from the AC Unit.

9) Cleaning of Kitchen Stack/Riser or Chimney or Ecology Unit not in our scope.

10) Un-shelving and Shelving of goods and other belonging of client to done by others not by Basit.

11) Deep Cleaning of any sort on the space worked or otherwise not in our scope, only the waste materials related to the job will be removed by us.

12) Free of cost Parking, shall be provided by the Client for our supervisor's vehicle and the maintenance vehicle.

13) All sorts of gate passes and other permits, third-party inspection shall be provided and paid by the Client.
